Have lived in Michigan all my life, but have only driven on Lake Michigan beach twice.
Following my client across a creek. Was a little nervous about this.

Good News, I see a witness nail. Bad news, the corners out there in the water.

This is what we call a “Bowling Alley View”. I am standing on the deck, 500′ from the lake and the walkway is 400′ long.
This is a typical Elevation Certificate or eLOMA on Lake Michigan. Fortunately the client is going to save a lot of money, so they usually just laugh about why they are paying me to show FEMA they are about 40 feet above the flood plain. 😀 But seriously, the catch is that only the home is so high, part of the property is in the flood plain. That’s the way I explain it to them.
