Hello,  I am new here and this is my first post so any help would definitely be appreciated!

I have a property I need to get the total acreage using the metes and bounds on the deed.

I have summarized them below so maybe someone could give me a quick answer.  Thanks!

S 66 25 W 1100ft

S 06 52 W 326.40ft

S 79 20 W 115.10ft

N 39 37 W 1031.40ft

N 57 03 E 236.20ft

S 61 41 40 E 726.21ft

S 88 04 E 1086.10ft

S 06 52 W 128.80ft

Can you recheck your numbers? I missed the closure by 382'.

me too, and I don't quickly see a simple fix, would be nice to see what the figure actually looks like, you know there are problems when the figure crosses itself.

Actually use using S86-25W  for the first course works.

12.96 ac doing that, but you would need some confirmation that that is the problem

Try the first course as S 86 25 W

I'm pretty sure that's it, but it does make an odd shaped parcel.

I've spent a lot of time over the years among older deeds in the mid-Atlantic, and in that context this parcel is slightly unusual, bordering (pun intended) on the ordinary. A few gaps and gores, and a clever scavenger, and there they are.
